Five Spring Maintenance Tips for Your Home

It’s time to welcome the warm weather of spring, and after a long winter (especially if you’re from Park City), you’re ready to break out the leaf rake, shovel, and other tools that sit in your garage and collect dust during the cold months. The warmer weather is great, but it also exposes those damp leaves that clog your drains, along with plenty of dead plants and debris that clutter your flower beds.

The work ahead may seem daunting at first, but here are a few tips to help target those areas that need the most attention. And when you’re finished, you can sit back, relax, and enjoy the warm rays of the sun.

To help you target the areas that need spring maintenance, here are a few ideas to get your chores done quickly, so that you can enjoy the rest of the spring without any worry.

1. Check outside for loose and leaky gutters.

Bad drainage will lead water to your basement or crawl space, and you’ll need to make sure that all downspouts drain away from the fountain. You will also need to clear the gutters of wet leaves and any other types of debris. Spring rains and sudden downpours can cause yard flooding, and can lead to cracks in the foundation.

You should also fill the low areas of the yard with compacted soil to keep water from seeping into the foundation.

2. Examine your roof shingles.

Take a look at your shingles from the ground to see if any of them were lost or damaged.

The summer sun can really wreak havoc with roof shingles. Shingles that are cracked, buckled, or worn will need to be replaced. While you’re at it, you should also check the flashing around plumbing vents, skylights, and chimneys. If they need to be replaced, be sure to hire a professional roofer.

3. Check outside hose faucets for freeze damage.

To do so, turn the water on, and then place your thumb over the opening. If you can stop the flow of water (indicating low water pressure), there’s a good chance the pipe inside the home is damaged will need replacement.

4. Service your air conditioner.

It may seem obvious, but it’s always a good idea to hire a qualified heating and cooling contractor to clean and service the outside unit of you air conditioning system.

Overall, the air conditioner will operate more efficiently, and do a much better job of cooling your home. Also be sure to change the interior filters on a regular basis.

5. Check your lawn/yard equipment to ensure it is ready for summer use.

Since you’ll be using it all summer, be sure to clean your yard equipment, and sharpen cutting blades in order to make the yard work easier.
